Start with a simple list

Photograph the real condition
Take wide and close photos. Show fabric, wood, hinges, scratches, stains and breaks. Hidden damage delays agreement and can change the review during inspection.
Include dimensions and access
Approximate dimensions, floor, lift and doorway details help plan dismantling and loading. Large pieces may not leave through the door without being taken apart.
Do not rely on the original retail price
Used furniture value depends on current demand, condition, material, completeness and transport requirements, not only the original purchase price.
